These terms apply to visamortgageguide.co.uk. By using the site you accept them. They are deliberately short.
1. What this site is
Visa Mortgage Guide is an information service. We publish guides and calculators to help you understand your options before you speak to anyone.
We do not give financial advice, arrange mortgages, or make personal recommendations through this site, and nothing here is a personal recommendation.
2. What the information is worth
We take accuracy seriously: figures are dated, sourced, and checked against lender criteria and published data. But lender criteria change constantly and often without notice, so:
- Anything a calculator on this site produces is indicative — an estimate of what lenders might do, not an offer and not a promise.
- A favourable result here does not mean a lender will lend to you. Real decisions also involve credit history, the property, and that lender's own underwriting.
- Guides describe the position at the date shown on them. Check anything important with the lender, or with a qualified adviser, before you act on it.
These results are not a mortgage capacity report.They are automated estimates and must not be presented to a court, tribunal, solicitor or any other party as evidence of anyone's borrowing capacity. If you need a formal report — for divorce or financial remedy proceedings, for example — you need one prepared for that purpose by a qualified professional.
3. What we ask of you
Please do not:
- use the site for anything unlawful;
- give false information through our forms;
- try to gain unauthorised access to any part of the site;
- scrape it, or use bots or automated systems against it, without our written permission;
- republish or resell our guides, data or calculator output commercially without our written permission.
You are welcome to quote us with a link, share a page with anyone, and use anything you generate here for your own mortgage enquiry — including showing it to a broker or lender.
4. Our content
The guides, data, calculators and design on this site belong to us and are protected by copyright. The reasonable-quotation-with-attribution case above is the exception, not a general licence.
5. Other people's sites
We link to lenders, government pages and other sources because they are useful. We do not control them and are not responsible for what they say or do. Our affordability page embeds a calculator operated by Mortgage Affordability, which has its own terms.
6. Availability
We try to keep the site up and correct, but we provide it “as is”. We may change, suspend or withdraw any part of it at any time, and we do not promise it will always be available or error-free.
7. Liability
To the fullest extent the law allows, we are not liable for losses arising from your reliance on the information or estimates on this site, including a lender declining an application. We owe no duty of care to any third party — a court, a solicitor, another party to proceedings — who relies on output from this site.
Nothing in these terms limits our liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited. If you are a consumer, these terms do not affect your statutory rights.
8. Your data
How we handle personal data is set out in our privacy policy, and what we store on your device in our cookie policy. Both form part of these terms.
9. Changes
We may update these terms. The date at the top moves when we do, and continuing to use the site means accepting the current version.
10. Law and contact
These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute arising from them.
